Scope and contents: Fonds consists of papers gathered by Irene Boucher, related to the ownership and history of the property consisting of lots 10 and 11 on Edinburg Street South (or 269 Edinburg Street, west of George Street) in Peterborough, Ontario. The papers primarily consist of deeds of sale between the owners of the property, but agreements, assessment documents, and land surveys can also be found in this fonds.

Custodial history: Papers were donated to the Trent Valley Archives by Ann Moore. From there, they were organized by TVA staff and volunteers into files based on the date of the documents and their relation to the property in question.
Biographical sketch: Irene Boucher (1906-October 26th 2002) was related to the Boucher family through her first husband, George Beauchamp Boucher. When George acquired the Edinburg Street house from Mary Boucher in 1965, he and Irene moved in. It was around this time that Irene began researching the history of the house and gathering the papers related to its ownership. When her husband passed away in 1979, she remained in the house until 1987. After the sale of the property in 1988, she married Charles Hoag and moved into the Cedarvale Nursing Home in Keswick, Ontario, living with him until her death.
Lots 10 and 11 on Edinburg Street South were purchased by Henry Cowan (lot 11 in 1846 and lot 10 in 1847) from the Crown. He then took out a mortgage with the Colborne District Building Society in 1847 before selling the property to Joseph Kelso in 1851. Kelso then sold the property to John Edmison two years later in 1853. Mossom Boyd purchased the property in 1856 from Edmison, at which point there was a house located on the property. Nearing his death, Boyd sold the property to his nieces Harriette Hammond and Clementina Belcher for one dollar each (essentially leaving it to them), but shortly after, Harriette and her husband were bought out by Clementina’s husband John. The property remained in the family and was eventually surveyed in 1965 at the request of George Boucher (who had himself recently purchased the property for one dollar from the previous resident, wife of Dr. R.B. Boucher) before the land surrounding the house was sold to George Herbert Huffman of Huffman Parts in 1966. The Bouchers lived in the house situated on the remaining property, and when her husband died on May 2nd 1979, Irene Boucher remained there alone until 1987. The house was then purchased by the Moore family in 1988, at which time an apartment was added within.

- Grant given to Henry Cowan for the Crown’s sale of Lot 11 South on Edinburg Street in the Township of Peterborough and the District of Colborne, 16 November 1846. The land was purchased for 16 pounds and was a half an acre.
- Grant given to Henry Cowan for the Crown’s sale of Lot 10 South on Edinburg Street in the Township of Peterborough and the District of Colborne, 4 December 1847. The land was purchased for 16 pounds and was a half an acre.
- Original and photocopied mortgage from 4 August 1847 between Henry Cowan and the president and treasurer of the Colborne District Building Society, Burrage Yale McKyes and Frederick Ferguson respectfully. For lots 10 and 11 South on Edinburg Street in Peterborough, previously purchased by Cowan.
- Indenture of Bargain and Sale from Henry Cowan “Et Ux” to Joseph Kelso on 22 April 1851 of lots 10 and 11 South on Edinburg Street, west of George Street in Peterborough, for 275 pounds. Also includes the mortgage of 180 pounds between Kelso and Cowan for the aforementioned lots dated 22 April 1851, with an undisclosed amount to be paid on the same date with interest each consecutive year for 7 years. A note on the front dated 19 May 1858 states that the mortgage was paid in full, the balance being transferred to Mr. Boyd.
- Indenture of Bargain and Sale from Joseph Kelso to John Edmison on 24 January 1853 of lots 10 and 11 South on Edinburg Street, west of George Street in Peterborough, for 219 pounds, 13 shillings and 9 pence. Indenture notes that the money earned from the sale must pay the mortgage Kelso took out with Cowan, and the mortgage Cowan took out with the Colborne District building society. Also includes the mortgage of 169 pounds, 13 shillings and 9 pence between Edmison and Kelso for the aforementioned lots dated 24 January 1853 to be paid on the 23 of January in equal annual payments of 56 pounds, 11 shillings and 3 pence with interest (a 6% rate).
- Conveyance from John Edmison to Mossom Boyd on 19 March 1856 of lots 10 and 11 South on Edinburg Street, west of George Street in Peterborough. The document includes a plan for payment between Boyd and Edmison to be paid across a period of several years (25 pounds for 2 years and 30 pounds for 3 years). Also includes an Indenture of Bargain and Sale between Edmison and Boyd dated 30 January 1857 of the aforementioned lots for 700 pounds (interestingly not the same amount listed in the conveyance), which includes Margaret Edmison, John’s wife, as one of the pervious owners of the property. At this point there is a house located on the premises.
- Deed of land between Harriette Hammond and John E Hammond and Clementina Belcher (Nieces of Mossom Boyd) on 1 December 1883 of lots 10 and 11 South on Edinburg Street, west of George street in Peterborough, for 1,416 dollars. Includes a cheque signed by John Belcher which shows that the amount was paid in full on 8 December 1883. Also includes a letter from Mossom Boyd dated 27 September 1883 addressed to Belcher about his sale of the property to the two aforementioned parties, the agreement between them, and the separate bills of sale for both parties that were written up. He gives instructions to Belcher to execute these documents and suggests that the house is his if he buys out the Hammond’s.
- Deed of Land between Mossom Martin Boyd “et al” (William Thornton Gust Boyd; John Macdonald, the executor of Boyd’s estate; and their two wives, Lilian Boyd and Caroline Augusta Macdonald) and Harriette Hammond dated 27 September 1883 for lots 10 and 11 South on Edinburg Street, west of George Street in Peterborough, for 1 dollar.
- Deed of Land between Mossom Martin Boyd “et al” (William Thornton Gust Boyd; John Macdonald, the executor of Boyd’s estate; and their two wives, Lilian Boyd and Caroline Augusta Macdonald) and Clementina Belcher dated 27 September 1883 for lots 10 and 11 South on Edinburg Street, west of George Street in Peterborough, for 1 dollar.
- Two copies of an agreement between Harriette Hammond + Husband and Clementina Belcher dated 27 September 1883 regarding their co-ownership of lots 10 and 11 South on Edinburg Street, west of George Street.
- Assessment notice, dated 24 February 1933, from the Council of the Corporation of the City of Peterborough to Mrs. Elna Belcher and Mrs. Mary Belcher, 269 Edinburg Street, regarding the construction of a sewer on said street. The annual installment which they are required to pay each year for the sewer, based on the size of their property, is 1.53 for a private sewer connection and 0.08263 cents for the rest of the sewer over a period of 30 years.
- Survey plan for lots 10 and 11 South Edinburg Street, west of George Street, compiled by Grange W. Elliott, Land Surveyors, dated 18 December 1965. A fence is shown surrounding the property (both board and wire) and there is a 2 and a half storey stone and 1 storey frame house on lot 11 facing Edinburg Street. Lot 10 is empty.
- Deed of land between George Beauchamp Boucher (acting as Executor of the Estate of the late May Georgina Boucher, widow of Dr. R.B. Boucher) to himself dated 22 January 1965 for lots 10 and 11 South Edinburg Street, west of George Street, in Peterborough for 1 dollar. Notes that Georgina died on 8 June 1964 and George became executor on 29 September 1964.
- Fee document dated 9 February 1966 for the sale of lots 10 and 11 South Edinburg Street, west of George Street in Peterborough, from Mr. George Beauchamp Boucher to Huffman-Parts/George Herbert Huffman for 4400 dollars, excluding the 44.60 legal fee. This sale is for the surrounding property, not the house situated on lot 11. Huffman was a building contractor and likely built houses on the surrounding land he purchased.
- Covering envelope (post 1966) which contained the Irene Hilda Boucher papers (Mrs. George B. Boucher). Includes notes by Irene describing the contents of the envelope.
